• Monthly physical and visual parking lot, grounds, building exterior (including lighting and man doors), roof, gutter, and HVAC inspections. 
  Monthly reports showing exceptions with digital pictures and recommended actions. Single call for service situations during business hours for included assets.
• Contractor management for all contracted services (i.e. landscaping, snow removal, lot cleaning, painting and HVAC contracts).
• Recorded and stored digital photographs for record and visual reference without having to be at the specific location.
• File management-catalogued pertinent information such as construction types (metal, brick, wood, rubber, built up, etc.) square footatges, lighting (locations, type, bulb information), historical service records, equipment nameplate data (motor type and size, belt size, voltage, amperage, fuse size, etc.).
• Proposal management for all projects related to the included assets. Three bids per project along with recommendations for chosen options.  
• Supplier quality and satisfaction surveys with supplier relationship development and continuous improvement.
• Semi-annual consultation to review overall facility condition, continuous improvement and future facility strategies.
